At PureSeal Services, we’ve spent years developing professional-use biocides that genuinely perform in real-world exterior cleaning environments. Products like BioClear Pro, BioClear 50 Pro and BacClear Pro continue to deliver excellent results across thousands of applications throughout the UK.
HybridBio Pro wasn’t created because those products weren’t good enough. It was developed because we wanted to see how far we could push concentration, coverage and overall treatment efficiency for professional contractors.
The result is something completely different.
HybridBio Pro is formulated using both BAC80 and DDAC80 actives and is the only professional exterior cleaning biocide currently available at an 80% active strength. To put that into perspective, most professional-use biocides operate at significantly lower concentrations and much lower dilution capability.
With dilution ratios of up to 1:80, HybridBio Pro produces an enormous amount of usable treatment solution from a relatively small amount of concentrate. At the recommended application rates, just 1 litre of concentrate can treat up to 480m².
That level of coverage is unheard of within the exterior cleaning industry.
For professional contractors, that means less product used on site, less storage space taken up in vans and units, fewer refills during application and a substantially lower cost per square metre treated. In simple terms, you can cover significantly more area using less product while still maintaining professional-grade treatment performance.
But HybridBio Pro isn’t just about strength on paper.
One of the biggest challenges with exterior biocide treatments is getting the active ingredients properly into the surface being treated. Moss, algae and biofilm don’t just sit on the visible surface — they establish themselves deep within the pores of render, concrete, roof tiles, stone and paving.
That’s why HybridBio Pro was developed using ethanol within the formulation to improve wetting and penetration characteristics.
Water naturally has quite high surface tension, which is why it tends to bead on surfaces rather than spread evenly. Ethanol behaves very differently. Because it has much lower surface tension, it allows the treatment solution to wet out porous materials more effectively and penetrate deeper into the substrate itself.
In real-world applications, this can make a noticeable difference on heavily weathered or contaminated surfaces where standard water-based systems can struggle to penetrate evenly.
The ethanol content also provides another important advantage. By carefully balancing the formulation, HybridBio Pro benefits from improved wetting and penetration performance without being classified as a flammable product. That means contractors gain the benefits of a solvent-assisted system without the transport and storage complications that often come with highly flammable solvent products.
HybridBio Pro has now undergone more than 18 months of professional real-world testing across a wide range of exterior surfaces and environmental conditions. The product is fully licensed for use in Great Britain and Northern Ireland under HSE No: 11183-GB/NI.
